Why us

Moving made simple

Local knowledge

Every listing is walked and photographed by someone who actually knows the street, not a template description.

Transparent fees

What we charge and when is written down before you instruct us, not discovered at completion.

Real photography

No stock images and no borrowed floorplans. Every listing on the page is what it says it is.

Built with WaveSites

A property site that loads fast and puts the listings first, hosted and looked after in the UK by Tidalux.

About

A demo, not a real agency

Marlow & Kent is a fictional estate agency invented to show what the WaveSites property template looks like once someone fills it in properly. There is no office and no keys to hand over. The names in the team section are invented. What is real is the page itself: the listings grid, the proof band, the gallery, team and review blocks, and the enquiry form a working agency would get emails from.

People

Questions

Good to know

Is this a real agency?

No. This is a Tidalux WaveSites beta preview, one of a small set showing what different industry templates look like once filled in. The listings are placeholders, not real properties for sale.

How does a valuation work?

A real agency would explain its process here: typically a visit, comparable sold prices in the area, and a written valuation range rather than one guessed figure.

How are your fees worked out?

On a real site this is where the agency states its actual commission or fixed fee, so nobody is quoting blind on the phone.

Can you also manage a let once it is tenanted?

A real agency would state plainly here whether it offers ongoing management or only lets and hands over, since the two are very different services.

Contact

Say hello (it goes nowhere)

This preview has a working enquiry form, wired the same way a live WaveSites contact form is, but nobody reads it because this business does not exist.

Find us · York YO1

This is a demonstration site. Enquiries are stored the same way a real WaveSites enquiry would be, then left unread.

WaveAI
Ask Marlow & Kent The questions that usually need a phone call before a valuation.
How quickly can you value my home?

A real agency states its actual turnaround here, typically a visit within a few days and a figure the same week.

Do you charge for a valuation?

Most agencies do not charge for a valuation visit itself, but a real site should say so plainly rather than leaving it to be asked.

What is included in your fee?

A real agency lists what its fee covers here: photography, floorplan, listing on the major portals, viewings, and negotiation, so there is nothing to discover later.

Can I list to let and to sell at the same time?

A real agency would state its actual policy here, since testing both markets at once can affect how a property is perceived by buyers or tenants.

Is this a real agency?

No. Marlow & Kent is a demonstration site built by Tidalux to show what the property template looks like finished. There is no office and no negotiator.

Ask a person instead

These are prepared answers, so this demonstration can only reply to the questions above. The live WaveAI answers whatever somebody actually types, from the agency's own listings, fees and process, and hands anything that needs a human straight to one.
